Proposals submitted for this 80,000 m2 site, once occupied by the Tanador shipyards, in Dársena Norte, the north dock of Buenos Aires Port, must be a part of an integral idea about the area where, next to the Competition’s site, the ex-Immigrants hotel, the Navy Dockyard and the ex-National Nautical School -a building under a restoration process- are located.
This place is directly linked to the river, Puerto Madero (Madero Port), Puerto Nuevo (New Port) (operating as a port), the Catalinas Norte (North Catalinas) area, the city’s administrative center known as the central area and the Retiro bus and railway terminals.
The projects (presently under consideration) which will finally be decided to be carried out, involving the Riverside Highway, the North Junction lands, the Villa 31 settlement, the area of public buildings known as theAntepuerto and the port for tourist cruises, will also have a direct incidence on this site. The metropolitan airport’s final location (whether it is kept in its present site or moved) will also influence the property, since the projection of the airport’s approach and taking-off cone will condition the possible heights to be built in the area.
The River Plate is the widest river in the world -Uruguayans call it “sea” for this characteristic- and it is highly used for sport and commercial navigation. A 45-minute ferry trip separates Buenos Aires coast from the Uruguayan city of Colonia on the opposite bank. Precisely, this means of transportation, the Buquebus, has its terminal on the south dock of Dársena Norte (North Dock) and a daily frequency of four to six round trips to Uruguay.
The Argentine Yacht Club, on the end of Dársena Norte’s (North Dock’s) southeast pier, has a roadstead frequently used by sports boats. Another yacht club, Puerto Madero (Madero Port), in the center of Dock 4, also concentrates sporting activities with a roadstead in the middle of the administrative and gastronomic activity of Puerto Madero (Madero Port), a urban development started in 1992 and consolidated up to its eastern border, on Costanera Sur (Southern Riverside).
Past Dársena Norte (North Dock) to the west, after going through a freeway, a direct access to the central area can be achieved, the one with the highest occupation and traffic density in the city. Following the freeways near the port to the north, we get connected to an area of urban parks derived from the planning developed in the early XX century.
